We make use of the latest technology and our tailor-made computer system provides the necessary documentation for the transaction with the minimum of delay. We do, however, appreciate that, whilst streamlining of the process is crucial, each client and each transaction is unique and we aim to reflect this in a personal and individual service. In an effort to keep our clients informed and up to date, we are working on introducing a case tracking facility on our website to enable our clients to check the progress of their move 24 hours a day, 7 days a week. How we can help
Costs - We know that you need to budget accurately for your move and, to assist you, we provide a detailed written breakdown of our costs and the payments that will have to be made to other bodies on your behalf (eg. Stamp Duty, Land Registry fees) and the various searches we will need to make against the property you propose to purchase.
If the transaction does not proceed, for any reason, we will not charge you for the work carried out. We will ask that you repay any money we've spent on your behalf (on searches, for example) but, otherwise, you will not owe us anything.
Keeping you informed - It is obviously important that you are kept informed of progress throughout the transaction. At the outset we will provide you with guidance notes which explain the various steps involved in the sale or purchase of a house. Thereafter, we will provide regular updates during the transaction with a full written report on the property prior to exchange of contracts. Copies of the property documentation will be supplied to you following completion.

Expertise - We recognise that your move needs to be dealt with by an experienced solicitor and our residential conveyancing team is, therefore, led by partner, Paul Keogh. When you should contact us?
Let us know when you place your property on the market. We can then prepare documentation ready for immediate submission to the buyer’s solicitors once an offer has been accepted so the process can begin without delay.
Moving home is a good time to make a will, or review an existing one. A sale may have tax consequences. If you are buying the property jointly with somebody else it is sensible to set out your respective rights and liabilities in the property from the outset to avoid difficulties in the future. We can offer expert advise on these and other areas to ensure that all your affairs are in order.
